Can you deduct from a resident's security deposit, damages to their unit (accessible unit) caused by the resident's electric wheelchair, when they move out?
A

You can deduct the security deposit if you can show that the damage was caused by the tenants  carelessness, misuse or neglect. Damages must not be a result of normal wear and tear. Keep in mind normal wear and tear may differ if the unit is handicapped accessible.
